January!! We've made it through all the holidays and so now we are looking at springtime coming our way. Obviously since it's barely January that isn't going to happen any time soon. Still with slightly longer days and a bit less distraction with Thanksgiving, Christmas and New Years being in the rear view mirror, perhaps it is time to start thinking about buying or selling in the spring.
A lot of properties are off the market at this moment simply because it isn't the optimum time to be selling. Then again there is still activity. I met with two different potential buyer clients yesterday and that shows that even early January has people out and looking.
Northern Neck Real Estate sales statistics are here. In doing statistics (and I haven't put them up yet in my regular graph form, and may not....need to do new ones perhaps) I found that in comparision to 2017, our 2018 residential numbers through the 27th of December were down slightly. Overall homes in our four counties ....there were 627 sold in 2017 and 600 sold in 2018. This if for the timeframe January 1 through December 27th. As I've written before, 2017 was the best year since 2008 when the financial crisis basically put into a tailspin most if not all markets. I was hoping that 2018 might top it....but no, it didn't.
The dollars for these sales are a bit more telling in that sales from 2017 to 2018 with those same characteristics dropped from $191.2 million to $180.0 million. So fewer sales and fewer dollars in 2018. About a 20% drop in dollars, but not a big drop.
In terms of Northern Neck land sales, well that is a different story, especially for waterfront land. Overall there were 164 lots sold in 2017 in this time period, while in 2018 there 158. Not a significant drop by any means. When you look at waterfront lots the year to year comparison is a different story. There were 77 lots sold in 2017 and there were 46 sold in 2018. The dollar difference is $10.9 million (for 2017) and $7.5 million (for 2018). And the number of active waterfront lots in the four counties on the 27th of December....that was 429. An appraiser would see that as ten years' worth of inventory and it is clear that selling a lot is challenging.
There's still great allure to our country living....of taking advantage of the great waterways whether for bird watching, fishing, canoeing, kayaking or taking a glorious sail. We have the locations that are most enjoyable for you to experience.

The statistics that I should put up frequently but haven't done such a great job (see top left button) should help you get a better idea of what is going on. Generally they cover sales in the four counties of the Northern Neck which include Westmoreland, Lancater, Northumberland and Richmond. Really once you get to know the area you realize how diverse these locations are. Well happy hunting....for great real estate deals. You can find them here and now. It is still a buyer's market. (So for the record, I am committed to putting a bunch of new information up next week. Perhaps by way of apology I can say that personal circumstances related to the health of some people very important to me have taken away that bit of time I would have used to get this done. Things are better and so the statistics will get back on track.)
For those who already know the Northern Neck, well it is a given that it is a beautiful place with many rivers and creeks to explore and enjoy. The Chesapeake Bay is closeby too and fishing can be extraordinary. Add to that historic sites, golf courses, some good restaurants (but be forewarned that off-season they are mostly closed), and you should certainly take a look.
