Halfway through February and we've had a great and relatively mild winter. That was one of the aspects of the area that I liked the best when I moved here from Washington DC. Somehow winter is a lot easier to take with more sunny days, more warm days interspersed with the winter ones and a quicker feel to the spring. Right now there is a bit of a red haze showing on the maple trees telling me that they'll be in full bloom soon. The farmers have been out with their nitrogen fertilizer on those fields that looked dormant but actually are full of "winter wheat" and that bit of a push is just what makes them go from little bits of stubble to plants that are on their way to being the beautiful blue green of 6 weeks from now and then that golden hue that says time to cut. It just seems to go so fast.
I had thought that we were starting out with a better year in 2017 but it actually looks like our first 6 weeks are a bit sluggish. Those numbers are being put up today. Also, I needed to finish up the breakouts on waterfront residential sales and have done the analysis and will put up the results.
Although our inventory looks like it is down for the moment, we are getting listings on at a pretty good clip and there will be more by March and April 1st. What I like is that there seem to be more buyers from different areas who are looking into our beautiful local area.
The statistics that are put up at least weekly (see top left button) should help you get a better idea of what is going on. Generally they cover sales in the four counties of the Northern Neck which include Westmoreland, Lancater, Northumberland and Richmond. Really once you get to know the area you realize how diverse these locations are. Well happy hunting....for great real estate deals. You can find them here and now. It is still a buyer's market.
Our street where the tornado did a huge amount of damage is coming together. Bit by bit all the various construction trucks are beginning to finish up and so my dogs aren't paying attention to the rumbling as they come down the street. The house down the street with a pending decision on whether it should be rebuilt or fixed....since the tornado took place on February 24th, is still in limbo. Shortly it will be a full year and that is a long time to be without a decision and without your home. Really, it will never quite be the same at Rappa Point and I think that the part of the street that is beinhg rebuilt has less of the character of this area as it was planned around 1960. Not cottagey. This has become the land of the big houses. Change. That's what this is.
The market is busy. There's plenty going on and there are plenty of properties for you to look at. Keep in mind that it is still a buyer's market. Lots of people are looking for property right now and they aren't letting this bit of weather get in their way. If you are interested in taking advantage of a summer at the river....now is the time to look!! For those who already know the Northern Neck, well it is a given that it is a beautiful place with many rivers and creeks to explore and enjoy. The Chesapeake Bay is closeby too and fishing can be extraordinary. Add to that historic sites, golf courses, some good restaurants (but be forewarned that off-season they are mostly closed), and you should certainly take a look. This year, 2016, follows upon the best year we've had in many years for local sales. That's great for sellers, but also good news for buyers since this is mostly a buyers market.
